Homeowner resource · Planning checklist

A clearer scope.
A better starting point.

Before comparing remodeling proposals, decide what each contractor is being asked to include. Use this checklist to organize a kitchen, bathroom or multi-room renovation before your walkthrough. You do not need every finish selected to start a conversation.

Use the checklist ↓

1. Make a room-by-room scope.

For each room, write down what stays, what changes and what needs closer inspection. “Update the kitchen” can mean new finishes, new cabinets or a different layout; those are different scopes.

  • List cabinets, counters, backsplash, flooring, paint, lighting and appliances separately.
  • Mark items as keep, replace or undecided.
  • Identify work that affects adjacent rooms, such as continuous flooring or paint.
  • Point out leaks, damaged finishes or other concerns without assuming what is hidden behind them.

2. Separate essentials from options.

Choose the improvements the project must accomplish before adding upgrades. If you have a working budget, share it along with those priorities. A proposal can then distinguish the base scope from optional work rather than comparing different packages as if they were the same.

Track preparation, demolition, disposal, materials, installation, protection and cleanup. Ask what is included, what is an allowance and what remains undecided. Agree how a concealed condition or requested change will be documented and priced before proceeding with that additional work.

3. Organize finish decisions.

Gather a few reference photos and note what you like about each: the layout, color, storage or finish. A photo is a conversation starter, not a complete specification.

  • For a kitchen remodel, note appliance dimensions, storage needs and whether the layout stays.
  • For a bathroom remodel, list tub/shower goals, vanity storage and fixture preferences.
  • For several rooms, group flooring, trim and painting decisions so transitions can be planned together.
  • Confirm who selects, orders and receives each material, and what happens if it arrives damaged or late.

Keep a short decision list for anything still open: the item, the person responsible, the agreed allowance or budget, and the date the selection is needed. Agree who can approve selections and scope changes for the household. Confirm the exact product or finish in writing before ordering. If a choice changes, clarify the effect on price, availability and work sequence before authorizing the change.

4. Plan around the household.

Discuss occupied rooms, work access, pets, children, parking and material storage. If the kitchen or a bathroom will be unavailable, plan an alternative before that work begins. Include furniture movement and protection in the scope rather than assuming they are included.

Share preferred dates and any fixed commitments. The work sequence depends on the agreed scope, material availability, trade coordination and any required approvals or inspections. Ask which decisions or deliveries must happen before demolition and how schedule changes will be communicated.

5. Compare proposals on the same basis.

Check that each proposal describes the same rooms, quantities, preparation and finishes. Review exclusions, allowances, payment milestones and the process for changes. A lower total may reflect a narrower scope; ask for clarification before choosing.

Before work starts, establish the main contact, how progress updates will be shared, and how final walkthrough items will be recorded. Keep the agreed scope and subsequent approved changes together.
